The Villas of Chestnut Creek is a “55 and over”, deed restricted community in Venice, Florida. The community consists of two neighborhoods, Pendleton, which has 60 villas and Bayport Circle with 58, for a total of 118 villas. The amenities occupy a very beautiful and private area between the two neighborhoods.
We have three ponds within The Villas community plus many natural common areas and mature trees. The setting is very lush, green and tranquil.
Homeowners’ Association
We are a Homeowners Association (HOA) governed by a seven member Board of Directors. We also abide under the Master Association of the greater Chestnut Creek community.
Our most important goal is that The Villas of Chestnut Creek continues to be an attractive and desirable community and that our property values are protected by adhering to The Documents of the Association, which every owner acknowledged as having read, and then signed, and hence pledged adherence to before purchasing their Villa.
Therefore, before any changes are made that ascetically change the appearance of your property, you must make a request through the ARB (Architectural Review Board), which is then presented to the Board for approval or disapproval depending on Covenant Restrictions.
